Most property boundary surveys are completed with precise GPS units. They are used in tandem with one being placed at a stationary "base" location, with limited tree cover ideally, and the second being the "rover" unit which is carried between the property corner locations and used to take the measurements.
If one of your property corners is missing or not able to be found on the first visit to the area of the corner we have to range farther out from your property to find other surrounding corners for adjacent parcels which enables us to begin calculating the position of the corner in question and begin the process of narrowing the search area or ultimately replacing the corner or "monument".
Surveyor will need access to the perimeter of all permanent structures on the subject property. This includes buildings, sheds, barns, greenhouses, etc that are permanent in nature unlike a doghouse or trampoline. Access to at least one side of fences will also be required as they must be shown as permanent improvements to the property. The exterior of most structures as well as decks and attached horizontal projections beyond the roof eaves will be measured using a tape for the purposes of creating a detailed depiction with dimensions of the structure.
Generally only two property corners are required to be found in order to orient the drawing but occasionally more are required when trespass or encroachment is anticipated along a specific property line.
